Last year it was reported that 2.3 percent of all Hawaiian Real Estate was purchased by Texans. That is 10% of the market in Hawaii. (California takes the top spot…they are closer and have more “tech money” to spend.) Texans like to buy their “second home” in Hawaii. Are you ready to start looking for a place yet?
Now take a guess. What do you think 1,000 square foot ocean-front condo would cost in Hawaii? The answer actually ranges but the median price is $396,000. Of course, there are some that go $1.6 million dollars! Condos are in such short supply that the demand is really high. The median price did raise by 7% this year compared to last but the volume has tumbled 5.7% due to tight inventory. Now, for single family homes, the median sales price (reported by The Honolulu Board of Realtors) is $742,000. This is a 3.1 percent increase from last year. Sales have also increased by 7%.
Last little bit of information, the average length of time a property is on the market in Hawaii is 19-20 days…not too bad.
Anyway, enough facts and statistics. Hawaii has amazing scenery and the tropical climate makes it a wonderful tourist and residential destination. If you haven’t visited before, I suggest you put it on your list of things to do.
