Collin County is the fastest growing county north of Dallas County, growing more than 45% since 2000. There is more net rentable property than the combined areas of Uptown and Dallas. Currently the population is at 940,000 and is predicted to be at 3 million by 2040! With all the new jobs the median income has also risen to $100,839. So why has Collin County experienced so much growth? How has this growth affected the traffic and housing? What is expected in the future? All questions residents and potential relocation buyers have on their mind.

Companies are moving headquarters to Collin County because the workforce, schools and housing are attractive as well as the low-cost tax structure. Says County Judge Keith Self: companies “can move across the street and lower their … tax by half.” Some companies that have been part of the move are Toyota, Liberty Mutual, JP Morgan Chase and the Dallas Cowboys.

2.  Existing businesses are seeing growth too
Crest Auto Group has seen a 25% growth. Mexican Sugar is beating last years’ numbers and they are always hiring more employees. A.R. Schell & Son Agency Insurance has also seen growth from last year. These are just a few examples of the many businesses that are currently thriving.

3.  Demand for single-family homes and apartments
This demand has become so big in the last few years! Median sales price has risen from $190,100 to $300,000! Because of the high demand, the inventory has dropped by 30%. Apartments are 94.3% full and rent is averaging right under $2000 a month.

4.  Undeveloped Land

5.  How bad is the traffic?  It’s getting bad!

*Third worst is Dallas N. Tollway, just S. of George Bush Turnpike

The exact remedy is unknown to fix the traffic problems. Options are to create and “outer loop,” more walkable neighborhoods, more trolleys and express buses.

With our modern technology, we have seen some impressive inventions and gadgets the past few years. Some of the newest to hit the market are featured in the EbbyBlog post: The Latest in Luxury Living

One popular item is the Snapchat Spectacles. You can literally share your memories from your perspective. These sunglasses take 10 second videos that are shared over Wi-Fi. They come in black, teal and coral. Would you buy these?

Another item is the Oombrella Smart Umbrella. This is a smart umbrella you connect through an app on your phone and it will alert you BEFORE it rains. It can also share live weather information and it has a “forget-me-not” feature to let you know if you left it somewhere. Colors available are black, white and rainbow with two sizes to choose from.

The last item EbbyBlog mentions is the Ametis Shower System. Turn your bathroom into a spa with this shower system! It offers a soothing halo effect using LED chromotherapy lighting with a modern and newly updated look.

One item I have interest in is the Ring Video Doorbell.  It allows users to see and talk to visitors even while away from home. Many colors are available which allows you to find the best match for your door. Set-up is easy and they are also weather-resistant.

Million Dollar homes selling FAST in D-FW!

So far in the months of January and February 2017, the sale of “million dollar homes” is up 64% from the same time last year. Never have so many high-priced homes been for sale at once here in D-FW. Currently there are almost a dozen listings in this price range. 177 houses in North Texas were sold with a price tag of $1 million or more this year and 75 are still pending. The growth of Dallas is bringing CEO’s and top officers into the area who are able to afford these homes. (To view the full article click here.)

Part of the reason there is a growth of million dollar homes is the price appreciation in the overall market. Overall sales have risen 40% so homes that maybe were once priced at $800,000 are now priced at $1 million.

What IS slow in the market are homes priced at $10 million or more. “The buyers are few and far between in that price range,” “It can be a long wait to find that buyer, and it takes a lot of patience.” Look at this 25-acre listing in North Dallas. It is listed just under $49 million. This is the most expensive residential property in North Texas. (To view the listing click here.) By the way, this home is AMAZING. GORGEOUS! It was built in 1938. It looks like a movie set.

Statistics Prove DFW’s Growing Population is Ranked #1 in Country

We have all read it and heard this before, but statistics prove that DFW’s growing population is ranked #1 in the country. According to Culture Map Dallas, estimates from the U.S Census Bureau state we welcomed 140,000 new residents last year…the most of any metroplex in America. Guess who was second? Our neighbors the Houstonians!

Another interesting statistic is 9 DFW counties were in the top 100 “fastest-growing counties” in 2015-2016 based on percentage increases.

Rockwall County — 3.65 percent growth rate. Ranked No. 25 nationally for county growth. July 2016 population: 93,978.

Denton County — 3.56 percent growth rate. Ranked No. 28 nationally for county growth. July 2016 population: 806,180.

Kaufman County — 3.39 percent growth rate. Ranked No. 36 nationally for county growth. July 2016 population: 118,350.

Ellis County — 3.07 percent growth rate. Ranked No. 50 nationally for county growth. July 2016 population: 168,499.

Collin County — 2.90 percent growth rate. Ranked No. 68 nationally for county growth. July 2016 population: 939,585

Dallas is one of the best places to live. It is worth the crazy weather and the traffic. It just becomes normal. Plus, you will learn to love your apps to get you around the traffic! (Waze for example). If you are on the fence, take the plunge. You won’t regret it!

THE ANN AND GABRIEL BARBIER-MUELLER MUSEUM: THE SAMURAI COLLECTION This museum is located in the Harwood district. This area has more than two million square feet of premier class AA office, residential, and retail space set within a park-like campus with gardens and art-filled lobbies.  The Samurai Collection has items such as suits of armor, helmets and masks, horse armor and weaponry that date back from the 7th to 19th centuries. The address is 2501 N. Harwood Street. Click the link above for hours. Enjoy this collection that is one of the largest of its type in the world!

DALLAS MUSEUM OF ART The DMA is one of the 10 largest art museums in the country. It’s mission statement quotes “It promotes research, dialogue, and public participation, helping to reveal the insights of artists from every continent over the last 5,000 years.” Current exhibitions include: “Carey Young: The New Architecture” and “Young Masters: 2017.” The DMA is located in the nation’s largest art district and offers monthly block parties with live music, shows and film viewings. How fun!

NASHER SCULPTURE CENTER  The Nasher Sculpture Center is located just across the street from the Dallas Museum of Art. It has rotating exhibitions of works from the past 125 years. Bring the kids and enjoy free admission and fun family programming on the first Saturday of every month. Also, once a month, The Nasher stays open until midnight and invites guests to enjoy outdoor concerts and a film screening in their garden space!

MORTON H. MEYERSON SYMPHONY CENTER Located in the Dallas Arts District, this building is an icon. Just look at the beauty of it! This hall is home to the Dallas Symphony Orchestra. One interesting fact about the hall is it has a “shoebox” style music chamber. This design allows intimacy between performer and audience. Peformanes there are magnificent and I hope you get to experience one!

ARTS DISTRICT ARCHITECTURE WALKING TOUR This 90 minute walking tour is led by a trained tour guide and you will see buildings from 1890’s to present. Tours are held on the first and third Saturdays of each month, beginning at 10:00 a.m. at the ceremonial entrance to the Dallas Museum of Art (Flora and Harwood). The tour is held rain or shine. This is the best way to capture all the amazing art, architecture and history that you might have missed otherwise!
