What does Luxury mean to you? GLOBAL LUXURY Real Estate Report 2017

On September 26, 2017 Luxury Portfolio International® unveiled their 2017 Global Luxury Real Estate Report at the annual LeadingRE Global Symposium in Vienna, Austria. The report highlights the important differences among luxury consumers including attitudes toward luxury living and the thoughts and motivations of the luxury consumer, in four prevalent global regions: North America, Europe, MENA (Middle East/North Africa) and Asia-Pacific.

The motivations of the luxury consumer are effected by global factors that surpass the traditional ideals of the real estate industry. Luxury consumers are no longer solely concerned with the look and feel of a home, but also how it functions. Values and lifestyle are significant factors in how HNWI (High-Net-Worth Individuals) make purchasing decisions. Recently, there has been an increase in interest for housing amenities that focus on elder care. These trend is prevalent on a global basis and effects was recently promoted as one of the top trends at the 2017 Homebuilders show in Bangkok, Thailand.

Luxury consumers in all four regions have one common value related to status — achievement through hard work. This effort is engrained early in life, starting with the pursuit of a career path through higher education. In the Middle East, status supports their own internal validation, while in the Asia-Pacific region, status is a symbol of their good fortune.

The report indicates that the idea that status equates to luxury is strongest in the Middle East and Asia-Pacific regions. In the Middle East, 81% of consumers stated that owning luxury symbolizes status, while 36% expressed the same belief in Europe. The different views on luxury in these two regions is mostly caused by the modest responses from the U.K.

In the last few years, the issue of privacy has become increasingly important to HNWI. Worldwide, 82% of buyers expressed that their privacy has never been more important. Luxury buyers are beginning to seek out security features that allow them to monitor their homes remotely. HNW buyers are also extremely aware of the risk posed by identity theft and their home technology desires match that concern. Luxury consumers value centralized networks to securely control smart-home and internet connections.

For people interested in helping set up the mega shelter at the Dallas Convention Center, Dallas County Voluntary Organizations Active in Disaster member Trusted World is accepting new underwear, new socks, new warmups for men, women, children and infants, toiletries/hygiene products, baby formula and baby wipes, bottles, diapers and the Graco Pac n’ Plays for babies to sleep in. HELP PETS

SPCA of Texas is expecting 300 cats and dogs to come to North Texas. The agency is asking for donations of cat litter, litter boxes, towels, blankets, treats, toys and newspaper. Donations can be dropped off at SPCA of Texas Jan Rees-Jones Animal Care Center at 2400 Lone Star Drive in Dallas and the SPCA of Texas at 8411 Stacy Road in McKinney. Monetary donations can be made online at SPCA.org/gift.

PROVIDE SHELTER

Volunteer your rental home or room at through rental site Airbnb.com, which is connecting evacuees in the path of the storm with free, short-term lodging. Airbnb hosts are able to volunteer their rentals through a sign-up program at Airbnb.com/disaster.

VOLUNTEER

The Red Cross and Salvation Army will be involved with disaster relief efforts, providing shelter, fresh drinking water, food, toiletries, clothes, bedding and other necessities. They also are involved with rebuilding efforts once the storm has passed and will send trained volunteers to help with the recovery. The Red Cross and Salvation Army also need volunteers to help at the shelters set up to house people who fled the coast.

Hurricane Harvey Relief Fund Houston Mayor Sylvester Turner established this fund administered by the Greater Houston Community Foundation to accept tax-deductible flood-relief donations. Donations can be made at ghcf.org.

Choice of School: In most districts attendance zones determine where students will attend school. GISD employs a “Choice of School” program, allowing parents to select the campus they want their children to attend for the next school year.

AVID: AVID stands for Advancement Via Individual Determination. The goal of AVID is to prepare students for college and success in a global society. We use AVID to bring out the best in students and close the achievement gap. For more information about the program visit www.avid.org. In middle and high schools, AVID is offered as an elective class, although students will experience AVID strategies in other classrooms. In elementary schools, AVID is not offered as an elective. Students in an AVID elementary school will automatically use different AVID strategies to help them learn and prepare for college and career. AVID elementary schools use AVID strategies in a way that affects the entire school.

Safety and Security: We ensure the safety of students, staff, visitors and property 24 hours a day, seven days a week. Security cameras, controlled building access and a visitor registry system help ensure our students have a safe place to learn. Police officers are assigned to our schools to provide security, counseling and education. Emergency training and response plans are in place to make sure that students and staff know what to do in a crisis and that situations are communicated properly to the community in a timely manner.

Chicago-based company, Amli Residential is the developer. They hired Austin-based architect Page Southerland Page, Inc. to be the architect. They wanted something different…not the typical glass and concrete box. “It was of the utmost importance we do something unique and different being next to I.M. Pei’s Fountain Place,” said Amli executive vice president Taylor Bowen. “We want to have one of the premier timeless buildings downtown.”

Will be the tallest building next to the 55-story Chase Tower (opened in 1987).

Design: Pointed Prism of Green Glass.

This complex will hold 367 apartments, each unit about 1,250 square feet and will take 2 years to build.

Can’t wait to see the final product!

Relocation to Dallas

The Dallas News posted an article last week about the lack of houses in the D/FW area. Why aren’t there enough houses? The answer is because dozens of corporations are moving their headquarters to North Texas. For example, Toyota is moving 250 employees a week!

Each year, D/FW will receive about 60,000 new residents. Toyota alone is bringing 4,000 of those numbers! This is why the housing market is on fire right now. Home prices have risen to unheard of levels, with such a shortage of homes as well…one of the worst in decades.

While some find the home prices completely over-priced, some residents from the West Coast think it is a bargain.  New home builders are also happy with all the change. This has really helped their sales.

Toyota Traffic

So what about the traffic? The ones that aren’t bothered by the extra traffic is again the West Coast transfers. One person said “it’s nothing like L.A. traffic.”

Realtors like me love working with Relocation clients! I love the challenge of that short window of time to find and close on a home. It’s hard work because you are educating them on the area and answering so many questions but it is rewarding in the end.
