Tips:

  1. Pick a good space. You want to feel relaxed in this space with minimal distractions. Have a garage, basement or guest room available?

  3. Install mirrors and good lighting. Not only do you want to see your hard work but it helps to prevent injuries by watching your technique.
  4. Flooring is key. One reason is you want to protect the floor you have from scratches and wear/tear, but also a good gym floor will help your joints when jumping and also more comfortable when on the floor stretching.full

What’s going on in Collin county?? Here are 5 Things to Know About Collin County Growth

To find out more about what’s going on in Collin County and Surrounding Counties in our Great D.FW, just call me! Let’s Chat: 214.769.2142

Collin County is the fastest growing county north of Dallas County, growing more than 45% since 2000. There is more net rentable property than the combined areas of Uptown and Dallas. Currently the population is at 940,000 and is predicted to be at 3 million by 2040! With all the new jobs the median income has also risen to $100,839. So why has Collin County experienced so much growth? How has this growth affected the traffic and housing? What is expected in the future? All questions residents and potential relocation buyers have on their mind.
dallas-cowboys-star 1.  Many companies are moving locations
Companies are moving headquarters to Collin County because the workforce, schools and housing are attractive as well as the low-cost tax structure. Says County Judge Keith Self: companies “can move across the street and lower their … tax by half.” Some companies that have been part of the move are Toyota, Liberty Mutual, JP Morgan Chase and the Dallas Cowboys.

2.  Existing businesses are seeing growth too
Crest Auto Group has seen a 25% growth. Mexican Sugar is beating last years’ numbers and they are always hiring more employees. A.R. Schell & Son Agency Insurance has also seen growth from last year. These are just a few examples of the many businesses that are currently thriving.

3.  Demand for single-family homes and apartments
This demand has become so big in the last few years! Median sales price has risen from $190,100 to $300,000! Because of the high demand, the inventory has dropped by 30%. Apartments are 94.3% full and rent is averaging right under $2000 a month.

4.  Undeveloped Land

SOURCE: THE GIS DEPARTMENT OF THE COLLIN CENTRAL APPRAISAL DISTRICT; MAP ILLUSTRATION: SHAW NIELSEN

Still quite a bit of undeveloped land…wonder what the future holds?

5.  How bad is the traffic?  It’s getting bad!
worst-traffic-collin-county
*Worst traffic is State Highway 121, just W. of State Highway 289
*Second worst is Dallas N. Tollway, just N. of George Bush Turnpike
*Third worst is Dallas N. Tollway, just S. of George Bush Turnpike

The exact remedy is unknown to fix the traffic problems. Options are to create and “outer loop,” more walkable neighborhoods, more trolleys and express buses.

Looking forward to seeing more change in the future!

Have you heard about Rowlett’s Luxury Resort – Bayside on Lake Ray Hubbard?

Would you like to know more about the exciting Bayside on Lake Ray Hubbard in Rowlett?  Call me at 214.769.2142!

This will be a luxury resort getaway…just down the street! It will consist of 262 acres of mixed-use lakefront property offering white sand beaches, an 8-acre Crystal Lagoon and a 1-acre show fountain-first of its kind in North America! You will be able to sail, fish, boat, shop, swim, eat or just relax! Bayside will also be selling single family homes, condos, town homes and apartments. The location is perfect too, only 30 minutes from downtown Dallas!

The company behind this 1 Billion Dollar project is Crystal Lagoons. Their US headquarters is in Miami and they are involved in hundreds of projects around the world. Bayside is the first such lagoon planned for Texas. Two more have since been announced for the Houston area. Those two will cost a combined $1.5 billion dollars.

The Texas based developer, Western Rim, is constructing the 845 urban-design multi-family residential units. These single-family homes and townhomes will be on the north side of I-30 off Dalrock. Dallas-based BOKA Powell is the architect on the retail and office portion of Bayside. Dallas-based 5G is designing the condo tower and a 500-room hotel with 80,000 square feet of meeting space.

So what about the traffic on I-30? Well, TxDOT plans to add three lines to each side of I-30, plus more service roads and bridges. They are also adding an 8 to 12 foot hiking and biking trail. That will start at Bass Pro and go across the lake.

So has anyone driven past the construction on Bayside? Notice any major changes yet? I am looking forward to seeing the progress! Let me know what you think!

Best D-FW Festivals to Attend This Spring

Call me to find out more about what great SPRING happenings are taking place around the D.FW!  214.769.2142

D-FW is such a culture melting-pot and there so many festivals and activities celebrating everything you can imagine at any given time. The weather is nice now, not too hot yet, so how about checking out one (or two) of these festivals happening over the next few months! Here is a list of my favorite taken from D Magazine.

Dallas Book Festival & Dallas Festival of Ideas | Apr. 29 | Dallas City Hall and the Dallas Public Library – Taking place across the street from each other downtown, these symbiotic festivals have more on their mind than most. At the library’s central branch, nationally acclaimed authors (Kristin Radtke, Jef Chang, others) speak while various panels pay testament to the city’s ongoing literary renaissance. At city hall, thinkers from around the country talk about innovations in a number of fields — education, health, the arts — can be applied to better our city. The two festivals unite to hear from author Yaa Gyaasi, whose Homegoing was one of the most talked about books of 2016. You can also expect performances and other activities on the city hall plaza, including an evening show by the Polyphonic Spree. Both festivals are free.

Denton Arts & Jazz Festival | Apr. 28-30 | Quakertown Park – This long-running, free event in Denton is a testament to the city’s love affair with jazz music, with a busy lineup and seven stages of local and national performers that will knock your socks off, as well as plenty of other options for festival fun.

Scarborough Renaissance Festival | Through May 29 | Fair Grounds in Waxahachie – The Renaissance and Late Middle Ages: like Game of Thrones without the dragons. The jousting, turkey legs, Renaissance dress-up, and mermaids (yes, mermaids) stick around every weekend through the end of May.

032-029

ChocolateFest | May 5 & 6 | Grapevine Convention Center – If the name hasn’t already done it for you, know that North Texas chocolate-makers dish their best wares on both days. Wine and art help sweeten the deal.

Chocolates-173x270

Texas Frightmare Weekend | May 5-7 | Hyatt Regency DFW Airport – The massive horror convention boasts a number of celebrity guests: famed director Dario Argento (Suspiria), actor Freddie Highmore, wrestler Sting. It also has movie screenings (The Shining, The Thing), lots of terrifying vendors, and panels on horror movie filmmaking.

Off the Rails Country Music Fest | May 6 & 7 | Toyota Stadium – Miranda Lambert, Jason Aldean, Dierks Bentley, and all the other popular country musicians you can handle at this Southern-certified blowout in Frisco.

Bugs and Brews | May 6 | The Granada Theater’s Parking Lot – The music (Big Ass Brass Band and Freeloaders, among others) conspires to set a New Orleans vibe, as does the spread: chow down on all the crawfish you can handle here.

d-magazine-nightlife-bugs-and-brews-050116-002-2

Wildflower! Arts and Music Festival | May 19-21 | Galatyn Park – The family-friendly Richardson festival has The B-52s on Friday, Lynyrd Skynyrd on Saturday, and Shooter Jennings on Sunday. More live music, art displays, and tons of carnival-ish food and fun are all weekend.

Wildflower-Featured-980x516-2

Thai Culture & Food Festival | May 27 & 28 | The Buddhist Center of Dallas – Visit the inspiring Buddhist temple, watch Thai dancers and other authentic performances, and feast to your heart’s content after selecting a mix of eats from the food bazaar.

cropped-2017-TCFF-Header-only

Dallas Margarita Meltdown | May 28 | West End – North Texas’ best purveyors of the margarita sling their beverages in the most important competition of the summer. Tequila lovers are the default winners.

4

A-Kon | June 8-11 | Fort Worth Convention Center – The 28th edition of this storied anime convention, billed as the oldest in the U.S., moves out to Fort Worth, where you’ll find just as many cosplayers, anime nuts, and celebrity guests as ever.
